The multi-year table shows how a steady yearly rise builds up, and if you type the legal or contract limit that applies to you, it tells you whether the rise is within it and by how much it goes over.

  • The multi-year table assumes the same percentage every year, which real rents rarely follow.
  • Service charges, bills and one-off fees aren't included unless you add them to the rent.

Questions and answers

How do I work out a rent increase percentage?

Divide the new rent by the current rent, take away 1 and multiply by 100. Going from 1,500 to 1,575 a month is (1,575 ÷ 1,500 − 1) × 100 = 5%. Choose The new rent under I know and the tool does it for you.

Is there a legal limit on how much my rent can go up?

It depends where you live. Some places publish a yearly cap, such as Ontario's 2.1% guideline for 2026, while in Dubai the allowed rise depends on how far your rent is below the average for similar homes, up to 20%. Elsewhere there may be no cap, only notice rules.

What does the multi-year table show?

It applies the same percentage every year, so each rise is worked out on the previous year's rent. At 5% a year, a rent of 1,000 becomes about 1,276 after 5 years, a rise of 27.6% rather than 25%.
